Which province is Caceres in, and does it share the name?+
The province of Caceres, and yes. INE prints the same word for the municipality and for the province, and only an internal code separates them, so an unlabelled figure is ambiguous by roughly a factor of four. On the Padron at 1 January 2025 the municipality has 96,651 residents and the province 387,752. Extremadura's other province is Badajoz, which is where Merida sits.
How many people live in Caceres?+
It depends which INE operation you read, and both carry the same reference date of 1 January 2025. The Padron gives 96,651. The Censo Anual de Poblacion gives 96,598. INE publishes both and reconciles neither, so there is no single correct figure and no factor that converts one series into the other. We name the operation beside every population number, and any share we work out uses the same operation top and bottom.
Does Caceres have high-speed rail?+
No AVE and no Avant. Adif's own station page for Caceres lists Regional Expres, Alvia, Media Distancia and Regional. Extremadura's in-service, electrified high-speed section runs Plasencia to the city of Badajoz, and Caceres sits on that stretch; Talayuela to Plasencia is under construction and the Madrid approach is still at Estudio Informativo stage. Trains to Madrid are Alvia, which uses high-speed track only where it has been built. Adif's page lists no Cercanias, and we found no tram or light rail.
What is the climate like in Caceres?+
AEMET publishes normals for a station inside the municipality itself, at 394 metres. Note the period: AEMET prints 1982 to 2010 for this station, not the 1981 to 2010 window that titles its own printed volume of normals. The annual mean is 16.3 degrees, the average of daily maxima in July is 33.7 degrees, annual rainfall is 551 millimetres, and annual sunshine is 2,922 hours. The July figure is an average of daily maxima, not a peak.
What do homes cost in Caceres?+
We give the source and the month rather than a number here. Idealista's July 2026 report is the reference, and every figure in it is an advertised asking price, not a sale price. The city figure sits above the one Idealista publishes for Caceres province, and below the highest figure in its own record for the city, which it dates to March 2008. Two of the six priced districts, Centro and Montesol - Mejostilla, set their own record in July 2026.
Which areas of Caceres have published prices?+
Idealista's July 2026 report prices six of the eleven areas it lists: Aldea Moret - La Canada, Casco Antiguo, Centro, Montesol - Mejostilla, Ruta de la Plata and Sur. The other five carry no figure at all, so those parts of the city cannot be compared. Casco Antiguo, the UNESCO-listed old town, sits below the city figure rather than above it. The Centro district page holds a single row, itself, so there is no sub-area tier here.
Which hospital covers Caceres?+
The Servicio Extremeno de Salud places the city in the Area de Salud de Caceres, and the area's hospital is the Complejo Hospitalario Universitario de Caceres. That complex is two buildings, not one: San Pedro de Alcantara and the newer Hospital Universitario de Caceres, which SES's own centre list names with equal standing. Guides that name only the new hospital are describing a building rather than the designation. SES does not use the phrase reference hospital on those pages, so we report what it publishes.
Where do Caceres residents come from?+
On INE's Censo Anual de Poblacion at 1 January 2025, 6,442 of 96,598 residents were born abroad and 3,974 held foreign nationality. Both totals are INE's own published figures. The five largest birthplace groups it publishes are Colombia, Honduras, Venezuela, Morocco and Peru; by nationality the fifth place goes to China instead of Peru, because the two lists measure different things. Honduras in second place on both bases is a local feature. Nothing here measures who is buying.
What are the costs of buying property in Cáceres?+

What taxes do I pay when selling property in Cáceres?+
When selling property in Cáceres, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Cáceres no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
